What are floorplan services?

Floorplan services are just what they sound like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How do home measurement services work?

During a home measurement or floorplan service, an appraiser measures your property with a measuring tool — generally a tape measure or laser measuring device. As they walk the home, they notate the layout of the rooms and other features, like stairs, patios, and pantries. They may sketch the property. Then, the appraiser types up a report and detailed sketch showing the total square footage of the house and the overall layout. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are measurement services required?

Challenging property taxes

Tax records frequently reflect incorrect area of a property because the values can come from several sources, and occasionally go unproven — which means you may be taxed for more space than you own! Unless an appraiser has completed a recent evaluation or measurement service on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a measurement service before disputing what you're taxed. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Marketing a listing

A measurement service will ensure that you're paid a fair price for your property. Area is one of the most important elements potential buyers look for when purchasing a home — but since these values are often approximated rather than accurately measured, your home listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price of your property, but possibly even the number of interested buyers. The only reliable method of using an accurate GLA when listing your property is to reference a previous appraisal or home measurement service completed by an appraiser (after any renovation that may have affected square footage).

Material for agents

To ensure that your client's home closes at a price that correctly reflects true market value, we suggest requesting a floorplan service for the property. Clients, and especially potential buyers, will appreciate your eye for detail, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a fantastic marketing tactic for enticing potential buyers because they can see the layout and attributes of the house before and after a walkthrough.
